Here is what each result means:

A square meter (m²) is the area of a square that is 1 meter on each side. It is the metric unit for floor space, land and building plans in most countries.

A square foot (sq ft or ft²) is the area of a square that is 1 foot on each side. It is the unit most US, Canadian, UK and South Asian property listings use.

One square meter is much bigger than one square foot. About 10.76 square feet fit inside one square meter, so the number in square feet is always about ten times larger.

One foot is exactly 0.3048 meters. Area uses two lengths, so you square that number to get the area factor.

• 0.3048 = meters in one foot (exact, by international agreement)
• 0.09290304 = square meters in one square foot
• 10.7639104 = square feet in one square meter

For a quick estimate in your head, multiply square meters by 10 and add 8 percent. 50 m² becomes 500 + 40 = 540 sq ft, close to the exact 538.2.

If a room is 4 m by 3 m, first multiply the sides to get 12 m², then convert. Do not convert each side to feet and forget to multiply. For room measurements, the square footage calculator does the length times width step for you.

Rounding

Listings often round 10.7639 to 10.76 or even 10.8. On a 1,000 m² lot, 10.8 instead of 10.7639 adds 36 sq ft. Use the full factor for contracts.

Carpet Area vs Built-up Area

A property can quote carpet area (usable floor), built-up area (with walls) or super built-up area (with shared spaces). The unit converts the same, but the numbers measure different things.

The Survey Foot

Some old US land records used the US survey foot, which is very slightly longer. Since 2023 the international foot is the standard, and the difference is only about 2 parts per million.

1. Using the Length Factor

3.28 converts meters to feet, not square meters to square feet. For area you need 3.28 squared, which is 10.76.

2. Converting the Sides but Not the Area

Convert each side, then multiply. Or multiply first, then use 10.7639. Mixing the two gives a wrong answer.

3. Dividing Instead of Multiplying

Square feet should be the bigger number. If your sq ft answer is smaller than the m² number, you divided by mistake.

4. Mixing Carpet and Built-up Area

Check which area a listing quotes before you compare prices per square foot.
